ABSTRACT

This paper discusses the development of Borobudur's integrated ecosystem to improve tourist motivation visit. The approach used is analyzing twenty papers related to tourist motivation, making synthesis, and producing a critical view for each related article, and using the keywords from each article to conduct a semi-structured interview. This research aims to increase Millennial tourists' length-of-stay by determining the tourists' motivation and the tourists' expectations before visiting Borobudur temple. The results show that the factors influencing tourists' visits are the perceived quality and perceived cost. The perceived quality is the quality of tourist services, destination appearance, and the emotional experience tourists expect to get. The perceived cost is the monetary and non-monetary cost tourists spend to visit. Perceived quality and cost will greatly influence tourists' behavioural intentions to visit or even revisit intention. This research focuses only on the Borobudur area and Millennials tourists visiting Borobudur in a window of time. This research timeline was January to March before the COVID-19 happened. The findings of this study will be useful for stakeholders and academics. The government could use this study to produce a thematic road map for the Borobudur area.

ABSTRACT

Stock prices around the world began to fall after COVID-19 pandemic spreads. This paper analyzed the historical data of several composite index from different sectors in Indonesia during the period of COVID-19 pandemic. It took notes of important events during pandemic such as: first confirmed case, first death, work-from-home policy implementation, and other events. It saw whether these events affected the index price by analyzing the abnormal return of the stock prices during those events. It hypothesized that different event would bring different reaction to different sectors. It found that different sectors reacted differently towards policy implementation and announcements, sectors such as consumer goods and infrastructure managed to gained profit while sectors such as property and mining suffered a loss.

ABSTRACT

The high backlog in Indonesia has encouraged the Indonesian government to implement a large scale of house provision program. In recent years the prefabricated house has been considered as a better alternative for mass housing production such as for developers or government. Prefabricated houses offer faster construction duration, increase project efficiency, and reduce construction waste. On the one hand, the provision of housing supply also needs to pay more attention to environmental sustainability aspects, since climate change has become a global issue. This is also supported by the customer behavior shifting that make customers, who are mostly millennials, more interested in the sustainability aspect of a house. From this phenomenon, a start-up company named Rawhaus, a research-based Design, Engineering, and Construction, is trying to take a business opportunity which features a sustainable prefabricated high-performance micro house concept as new alternatives option in Indonesia. The study aims to demonstrate that Rawhaus has a potential market in Indonesia. Several points of concern for this research are customer preference towards the products and what kind of resource and capability to establish the company. The study also analyzes the business problems in establishing a design, engineering, and construction company. Several frameworks such as PESTEL and PORTER'S Five Factors and potential market analysis are used to evaluate external factors that become business issues in setting up this company. While company value chain analysis and the company cost structure are used to evaluate the business condition and the financial plan of the company. The results of the pilot market research suggested that Prefabricated housing that features sustainable high-performance house concepts have a great potential in Indonesia since sustainability features and the minimalist concept offered by the company are the main factors that attract the potential customers. A sensitivity analysis and scenario analysis also conducted by the author to see how some factors affect the financial condition of the company. The result suggest that the company should be aware of any factors affecting changes on some key variables.

To realize this goal, IDB formed the Islamic Research and Training Institute (IRTI) in 1981, which is tasked with conducting research on economics, finance, and banking in Islamic countries and aligning their activities with the principles of Islamic Sharia (Sholahuddin, 2004).
